We recently carried out a Worcester Bosch combi boiler service and landlord gas safety certificate (CP12) at a rental property in Exmouth. The landlord contacted us to ensure the annual safety checks were up to date and that the boiler was running efficiently for their new tenants.
As a Gas Safe registered engineer, we began by conducting a full CP12 gas safety inspection, covering the boiler, gas meter, pipework, and flue. All tests passed with no issues, and the digital CP12 certificate was issued to both the landlord and letting agent the same day.
We then completed a full manufacturer-level service on the Worcester Bosch Greenstar combi boiler, which included:
- Burner and heat exchanger inspection
- Flue gas analysis and combustion checks
- Cleaning of magnetic system filter
- Expansion vessel pressure check
- Condensate trap clean
- Safety device and seal inspection
The boiler was in good condition but required a new seal kit, which we fitted as part of the service to prevent future issues. The system is now operating efficiently and safely, with full documentation and a service record for compliance.
