Today we carried out the first annual boiler service and CP12 landlord gas safety inspection on an Ideal Classic Combi we installed last year in Exmouth. As always, our maintenance visits focus on efficiency, reliability, and long-term protection of your investment.
During the service, we completed a full strip down of the burner assembly, cleaned the primary heat exchanger, checked condensate routes, verified system pressure, inspected expansion vessel pre-charge, tested gas pressures at the meter and appliance, and confirmed correct combustion using calibrated flue gas analysis. All safety and compliance checks were carried out to current standards.
The CP12 (Landlord Gas Safety Certificate) was issued on the same visit. This ensures the property remains compliant, protects tenants, and gives landlords peace of mind that their boiler and gas appliances are operating safely. Records were prepared digitally and supplied to both the landlord and tenant.
