Signs your system needs one
- Radiators hot at the top and cold at the bottom
- Some rooms take much longer to warm up
- Black water when you bleed a radiator
- A noisy boiler or pump, or a pump that keeps failing
- Before a new boiler or heat pump goes on an old system
We check first and only recommend a flush where it will help. Sometimes adding inhibitor or a chemical clean is enough.

What we do
- Connect a power flushing machine to the system
- Flush each radiator in turn with cleaning chemicals until the water runs clear
- Refill with inhibitor to protect the system
- Fit or clean a magnetic filter, and check the radiators are heating evenly
Most homes take a day. With a new boiler, we price the flush separately on the quote so you can see what it costs.
Power flushing and new boilers
Sludge from an old system is one of the main reasons new boilers fail early, and most manufacturers want a clean system to honour the warranty. If you’re getting a new boiler or a heat pump, we’ll check the system water first.

We couldn’t be happier with the air conditioning installation carried out by Dean and Max from Safex.
They installed units in both our study and bedroom and did an absolutely brilliant job from start to finish. They were professional, friendly and clearly took real pride in their work. Everything was installed extremely neatly, with great attention to detail, and they made sure everything was working perfectly and that we understood how to use the system before they left.
They were also incredibly tidy and respectful of our home — you’d hardly know they’d been working here apart from the excellent new air conditioning!
A first-class job and a genuinely excellent experience. We wouldn’t hesitate to recommend Dean, Max and Safex to anyone considering air conditioning for their home.

I'm very happy with the work done by Safexe. Dean responded swiftly when I needed some urgent work done on the boiler, and the planned work on pipes and radiators was all decided in advance, the days and times kept to and the work completed as stated and to a high standard. Max was very helpful and obliging, and explained at each step, what was going on, while I was glad that Dean replied quickly to any queries I raised.

A complete bathroom refurbishment was carried out by Safexe, this included replacing the wooden floor and a replaster of the walls. The estimate was clear and detailed, the workplan was carefully drawn up and the materials itemised before purchase. Max carried out the work to a very high standard and was totally professional in managing the job, it was carried out on time and on budget with minimum disruption. I would recommend Safexe and would be happy to have them carry out any future work.

Amazing service from Dean. What a professional and fast service! I contacted Dean yesterday and left a answerphone message as he was on holiday, and due back to work today on 19/2. We had no hot water and an overflow pipe pumping out all water from our tank into the drain. Dean was at our apartment this morning and diagnosed the problem within minutes on the morning of his first day back to work after his holiday…….you can’t get a better service, faster response time and plumber visit in that short space of time/notification period anywhere! cheers Dean absolutely brilliant service!

How much is a power flush?
From £750 + VAT (£900 inc VAT) for up to 8 radiators, then £50 + VAT per extra radiator.
How long does a power flush take?
Most homes take around a day, depending on the number of radiators and how dirty the system is.
Do I need a power flush with a new boiler?
Usually, if the system is old or dirty. Sludge can damage a new boiler and affect the warranty. We test the water first and tell you if it’s needed.
Will a power flush fix cold radiators?
If the cold spots are at the bottom of the radiator, it’s usually sludge, and a flush normally fixes it. Cold at the top is usually air, which just needs bleeding.
Can you flush underfloor heating?
Yes. An underfloor heating flush, balance and health check is from £750 + VAT for up to 4 circuits.
