Is an unvented cylinder right for you?
It suits homes with more than one bathroom, or where a combi can’t keep up. The cylinder runs at mains pressure, so showers upstairs and down get the same strong flow.
It needs a decent mains supply. We check your flow and pressure at the survey before recommending one. If the mains is weak, a combi or a different set-up may be better, and we’ll say so.
What an install includes
- Survey, mains flow and pressure test, and sizing for your household
- Taking out the old cylinder and loft tanks if they’re no longer needed
- New cylinder with its safety controls, expansion vessel and a correctly routed discharge pipe
- Pairing with a system boiler or heat pump
- Commissioning, a benchmark record and notification under the building regulations
We often fit them with a new system boiler. System boilers are from £2,950 inc VAT; cylinders are priced after the survey because size and type vary.

Servicing and repairs
Unvented cylinders should be checked every year: the safety valves, expansion vessel charge and discharge pipe. It’s easy to do alongside your boiler service.
Common faults we fix: water dripping from the tundish, no hot water, an immersion heater that’s failed, and pressure that rises when the water heats up. Diagnosis is £100 + VAT for the first hour, then a fixed repair price.
Heat pumps and cylinders
A heat pump needs a cylinder with a larger coil. If you’re planning one, it’s worth choosing a heat-pump-ready cylinder now.

We couldn’t be happier with the air conditioning installation carried out by Dean and Max from Safex.
They installed units in both our study and bedroom and did an absolutely brilliant job from start to finish. They were professional, friendly and clearly took real pride in their work. Everything was installed extremely neatly, with great attention to detail, and they made sure everything was working perfectly and that we understood how to use the system before they left.
They were also incredibly tidy and respectful of our home — you’d hardly know they’d been working here apart from the excellent new air conditioning!
A first-class job and a genuinely excellent experience. We wouldn’t hesitate to recommend Dean, Max and Safex to anyone considering air conditioning for their home.

I'm very happy with the work done by Safexe. Dean responded swiftly when I needed some urgent work done on the boiler, and the planned work on pipes and radiators was all decided in advance, the days and times kept to and the work completed as stated and to a high standard. Max was very helpful and obliging, and explained at each step, what was going on, while I was glad that Dean replied quickly to any queries I raised.

A complete bathroom refurbishment was carried out by Safexe, this included replacing the wooden floor and a replaster of the walls. The estimate was clear and detailed, the workplan was carefully drawn up and the materials itemised before purchase. Max carried out the work to a very high standard and was totally professional in managing the job, it was carried out on time and on budget with minimum disruption. I would recommend Safexe and would be happy to have them carry out any future work.

What a professional and fast service! I contacted Dean yesterday and left a answerphone message as he was on holiday, and due back to work today on 19/2. We had no hot water and an overflow pipe pumping out all water from our tank into the drain. Dean was at our apartment this morning and diagnosed the problem within minutes on the morning of his first day back to work after his holiday…….you can’t get a better service, faster response time and plumber visit in that short space of time/notification period anywhere! cheers Dean absolutely brilliant service!

Unvented cylinder questions
What is an unvented cylinder?
A sealed hot water cylinder fed straight from the mains, so hot water comes out at mains pressure. It doesn’t need a cold water tank in the loft.
Does my home have good enough water pressure?
We test your mains flow and pressure at the survey. Most homes are fine, but if the supply is weak we’ll recommend something else.
Do unvented cylinders need servicing?
Yes. They should be checked every year by someone G3 qualified. We can do it on the same visit as your boiler service.
Why is water dripping from the pipe near my cylinder?
That’s the tundish or discharge pipe, and it usually means a safety valve or expansion vessel needs attention. Book it in rather than leaving it.
Can you replace a combi with a system boiler and cylinder?
Yes. It’s a common upgrade in bigger homes. We’ll check the space, the mains supply and the pipework first.
