What the law asks of landlords
Under the Gas Safety (Installation and Use) Regulations 1998, if you rent out a property with gas appliances you must:
- Have every gas appliance, flue and the pipework checked every 12 months by a Gas Safe registered engineer.
- Give existing tenants a copy of the record within 28 days of the check, and new tenants a copy before they move in.
- Keep each record for at least two years.
You can book the check up to two months early and keep the same expiry date. For holiday lets with stays under 28 days, you can display the record in the property instead. The full rules are in the HSE’s guidance for landlords and letting agents.

What we check
- Gas tightness of the installation
- Each appliance’s gas pressure or rate, and how it’s burning
- Flues and chimneys, and the air supply to each appliance
- Safety devices, such as flame failure on hobs and fires
- Ventilation, and that appliances are suitable for the room they’re in
Then you get a digital Landlord Gas Safety Record, ready to send to your tenants and agent. If we find a problem, we’ll explain it and give you a price to fix it. Two recent examples: a faulty gas hob in Exmouth and a cracked boiler burner.

Landlord gas safety questions
How much is a landlord gas safety certificate?
£100 + VAT for a boiler and one hob or cooker, and £25 + VAT for each extra gas appliance or fire. A boiler service and gas safety record together on one visit is £150 + VAT.
How often do I need a gas safety check?
Every 12 months. You can have the check done up to two months before the current record runs out and still keep the same expiry date.
When do I have to give my tenants a copy?
Existing tenants need a copy within 28 days of the check. New tenants need a copy before they move in. You must keep each record for at least two years, and an electronic copy is fine.
What if something fails the check?
We explain what’s wrong and what it will cost to put right. If an appliance is unsafe, we follow the Gas Safe unsafe situations procedure, which can mean turning it off and leaving a warning notice until it’s repaired.
Is a gas safety check the same as a boiler service?
No. The safety check confirms your gas appliances are safe to use. A service keeps the boiler working well and is usually needed for the warranty. We recommend both every year, and doing them on one visit costs less.
Do you work with letting agents?
Yes. We can arrange access with your agent or tenant and send the certificate straight to whoever needs it.
