During the inspection we found a gas escape on the gas fire. We disconnected it, isolated it and made it safe. It mustn’t be used again until a Gas Safe engineer has repaired or replaced it. We serviced and tested the boiler on the same visit.
Why the check matters
Landlords must have gas appliances checked every year. The certificate is the paperwork, but the check is what protects tenants: it finds gas escapes, poor combustion, flue and ventilation problems, and appliances that shouldn’t be used.
